A mixed-use tower that put luxury residences above Class-A office at 5th and Colorado
415 Colorado is the result of Stonelake Capital Partners buying a 0.51-acre site at the corner of 5th and Colorado in September 2020 and spending the next five years delivering what became one of the most-watched downtown Austin skyline additions of the mid-2020s.
The site itself is tight, which is part of why the project became notable in the first place. Ziegler Cooper Architects designed vertical rather than horizontal, stacking approximately 110,000 square feet of Class-A office space in the lower floors and 328 multifamily residences on floors 19 through 47, with Harvey Cleary executing the construction. The architectural result rises 640 feet, which ranks the tower as the fourth-tallest residential building in Texas and reshapes the downtown Austin skyline from the west side of Congress Avenue.
The project won the 2025 CoStar Impact Award for Commercial Development of the Year in the Austin market. The award tracked both the design execution and the broader thesis Stonelake was proving: that downtown Austin at a tight-footprint site could support a 47-story mixed-use tower combining the FAANG-adjacent office tenant base with high-end residential inventory. Google's downtown office at 500 West 2nd Street sits roughly three minutes walk from the front door. The State Capitol is seven blocks north. Lady Bird Lake is four blocks south.

The residential program sits above two dedicated amenity floors (19th floor for the pool deck and recreation, 46th floor for the HighBar sky lounge and rooftop terrace). The split between office and residential is deliberate: office tenants and residents share the ground-level lobby but have separate secure access to their respective floors via destination-dispatch elevators, and the amenity floors are residential-only. For residents whose employer is already downtown (Google, Oracle Lakeshore, Meta Austin, Indeed, the various startup, legal, and finance tenants in the surrounding blocks), the commute collapses from a drive to an elevator ride.
Who 415 Colorado typically fits
Based on current tour traffic patterns, four resident profiles land at 415 Colorado most consistently.
Tech professionals at nearby employers. Google downtown (0.15 miles), the various startup and venture-backed offices in the surrounding blocks, plus Oracle Lakeshore and Apple Parmer Lane commutes that run roughly 15-20 minutes by car. The elevator-to-desk commute at Google specifically is the shortest meaningful tech commute in the Austin metro and drives steady leasing for 1-bedroom and 1-bedroom-plus-den units on the 19-40 floor band.
Executive relocations and corporate housing. Larger 2 and 3-bedroom units and short-to-mid-term furnished arrangements for executive relocations into Austin, consultant engagements, and professional families transitioning between a home sale and primary purchase. The concierge and controlled-access structure fits the executive-mobility profile cleanly.
Downsizing from larger Austin homes. Empty-nest or near-empty-nest households selling a Westlake or Tarrytown family home and converting to downtown rental during the lifestyle transition. The amenity density (46th-floor sky lounge, 19th-floor pool, concierge) replaces the home-maintenance load of a 4,000 square foot Westlake property with a 1,200 square foot high-rise and the walkability upgrade.
Pre-purchase trial of downtown Austin. Out-of-state movers who want to live in downtown Austin for 12-18 months to understand the neighborhood dynamics before committing to a downtown condo purchase or a Westlake, Tarrytown, Lakeway, or Dripping Springs home purchase. 415 Colorado delivers full-service high-rise living without the capital commitment and transaction cost of a condo purchase.
What the tour covers
A 415 Colorado tour runs 45 to 60 minutes and typically covers four stops. First, a live walk-through of one or two of the floor plans you are considering (A5, A7, B2, B4, B3, C2, C3, PH2, or PH3), usually scheduled to show both a mid-floor and higher-floor version where available so you can see view and finish variation. Second, the 19th-floor amenity level: resort-style pool deck, fitness center, golf simulator, coworking lounge, and resident lounge. Third, the 46th-floor HighBar sky lounge and rooftop terrace. Fourth, the ground-floor stack: lobby, destination-dispatch elevators, mail and package room, dog park and dog wash, resident parking garage, and bike room.
Pricing conversation typically happens at the end of the tour, with current lease concession availability shared on the specific units you walked.
