Welcome to Austin. Meta's Austin offices sit in the Domain/North Austin tech corridor, the same stretch of US-183 and MoPac that anchors Austin's most established tech hub. If you're relocating from Menlo Park, San Francisco, or Los Angeles, you're about to make one of the largest financial moves in tech. No state income tax. Housing at a fraction of Bay Area prices. 300 days of sunshine. This guide gives you the honest numbers.
Free, neighborhoods, commute times, and current listings that match your budget. Delivered within 24 hours.
Meta's Austin offices are in the Domain/North Austin corridor, the same US-183 and MoPac axis that houses Amazon, Apple, IBM, and Indeed. This is Austin's most established tech neighborhood. The Domain Northside is your backyard: restaurants, retail, entertainment all walkable. Central Austin is 15 to 20 minutes south on MoPac. Unlike Meta's Menlo Park campus, there's no traffic gauntlet just to get to work.
The Domain/North Austin corridor is the most mature tech-employee housing market in Austin. Your future neighbors are senior engineers from Amazon, Apple, IBM, and every other company in the corridor. The northwest quadrant has strong school districts, low inventory relative to demand, and a decade of consistent price appreciation. It's where experienced tech employees in Austin buy, not because it's trendy, but because it makes the most financial sense.
Most tech relocations are incremental. The California-to-Texas move is different. It's one of the most financially consequential decisions a high-compensation tech employee can make. Here's the math, not the talking points, the actual numbers.
These are state income tax savings only, federal taxes are unchanged. Meta RSUs vest as ordinary income in both states. California also taxes capital gains as ordinary income at up to 13.3%; Texas has no capital gains tax at the state level.

Meta Austin total compensation ranges from $180K for junior IC roles to $600K+ for staff and principal engineers. At those levels, the northwest Austin corridor is extraordinarily accessible. A Meta L5 in Austin can buy in Cedar Park on a single income. A Meta L6+ can buy in Great Hills or Lakeway outright. The Bay Area comparison: a Cedar Park 4BR at $480K is $3M+ in Menlo Park. Same Meta salary. Same job. 84% less house.
The tax savings compound the housing advantage. If you're saving $40,000/year in state taxes and $12,000/year on a mortgage vs. Bay Area rent, you're freeing up $52,000/year toward retirement, equity, or the next Meta vest. The wealth-building math at Austin prices is fundamentally different than the Bay Area math.
California employees almost always move faster on the buy decision. When you're comparing a $500K Cedar Park home to $3M in Menlo Park, and the income tax savings are $40K/year, the math closes quickly. I've helped multiple Meta and Meta-adjacent employees close before their first Austin workday.
Northwest AISD campuses, Great Hills Elementary, Anderson HS, are among the best in the district. AISD overall is variable; research by specific address. In the Great Hills/Balcones zone, campuses are strong and well-funded.
One of the top-rated large districts in Texas. Vista Ridge HS, Cedar Park HS, Rouse HS all excellent. Consistently strong academics and extracurriculars. The #1 reason tech families choose Cedar Park.
Small, elite district. Lake Travis HS ranks in Texas's top 10%. Outstanding facilities and parent engagement. Worth the extra commute for the right family.
The most prestigious district in the Austin metro. Westlake HS consistently in Texas's top 5. Small, well-funded. Homes $900K to $2M+. For California employees with private-school-level expectations for public schools.
Texas has no state income tax. California's top rate is 13.3%. On a Meta senior engineer vest of $200K in RSUs, you keep $26,000 more in Texas than in California. On a $400K vest year, you keep $50,000+ more. This compounds across your entire Meta tenure.
California taxes long-term capital gains as ordinary income, up to 13.3%. Texas has no capital gains tax at the state level. If you hold Meta shares after vest, your appreciation is taxed at federal rates only. For senior employees with significant equity, this is meaningful over a career.
Texas property taxes run 1.8%, 2.4% of assessed value, higher than California's Prop 13-capped rates. On a $500K Cedar Park home: ~$9,000 to $12,000/year. This partially offsets income tax savings. But even accounting for property taxes, the net financial benefit of Texas vs. California is strongly positive at Meta compensation levels.
The northwest Austin corridor is dominant: Cedar Park and Leander for families (Leander ISD + fast 183A commute), Great Hills and Balcones for established-neighborhood buyers, Domain/Arboretum for singles and couples. Lakeway attracts senior employees with larger budgets who want the Hill Country lifestyle. Unlike Menlo Park where the campus is surrounded by $3M+ homes, Austin gives Meta employees genuine neighborhood choices across a wide price range.
At $200K total comp: roughly $18,000 to $20,000/year in state income tax savings. At $350K: $38,000 to $46,000/year. At $500K: $60,000 to $65,000/year. These are state income tax savings only, federal taxes are unchanged. Also consider: California taxes capital gains as ordinary income at up to 13.3%; Texas has no state capital gains tax. Consult a CPA for your specific numbers.
Domain/Arboretum: 5 to 12 min. Great Hills: 8 to 15 min. Cedar Park: 15 to 22 min via 183A. Leander: 20 to 30 min via 183A. Central Austin/Zilker: 15 to 25 min via MoPac south. Lakeway: 25 to 38 min. Round Rock: 22 to 35 min via US-183 north. Avoid South Austin, wrong direction, 40 to 60 min against PM traffic.
Meta offers relocation packages for qualifying hires and transfers. Packages typically include a lump sum or managed move option. For transfers, packages tend to be more comprehensive. Confirm specifics with Meta HR. If you have temporary housing covered, use that time to rent in Cedar Park or the Domain and experience the corridor before buying.
No. Austin prices peaked in early 2022 and corrected 15 to 20% from peak through 2023. Northwest Austin (Cedar Park, Leander, Great Hills) is stable and appreciating moderately. This is a mature tech-employee corridor with strong school districts, not a speculative market. Coming from Bay Area prices, Austin at any point in the last decade looks extraordinary.
Leander ISD and Lake Travis ISD are strong districts that compete with good suburban California districts. Eanes ISD (Westlake Hills) is the Austin-area equivalent of a top Bay Area public school district, Westlake HS consistently ranks in Texas's top 5. The key difference: Texas districts have more within-district variability, so address-level research matters more than in uniformly high-performing Palo Alto Unified.
I help tech employees relocate to Austin, including Meta employees making the California-to-Texas move. I know the northwest Austin corridor, I know the tax math, and I know how to get you into a home before your first Austin workday. My representation is free to buyers.
Cedar Park and Great Hills don't sit long at $400K to $650K. If you're within 60 to 90 days of your Meta start date, or just starting to run the numbers, reach out now.
