South Austin's fastest-growing suburb — new construction, top value, Hays CISD
MLS Listings
Updated daily from Austin MLS. Every active listing in Kyle — no sign-up required.
Kyle has been one of the fastest-growing cities in the United States for over a decade, and for good reason: it offers new construction homes at prices 30–40% below comparable Austin properties, reasonable access to South Austin's employment centers, and Hays County's consistently improving school infrastructure. What it once lacked in amenities, it has steadily built.
The city sits on I-35 about 20 miles south of Austin, making it the natural landing spot for buyers priced out of Buda, South Austin, or the 78745 zip code. Plum Creek is Kyle's flagship master-planned community — a golf course neighborhood with trails, parks, and genuine architectural character. Steeplechase, Cross Creek, and 6 Creeks are among the newer developments adding inventory at the affordable end of the metro.
Kyle attracts buyers who want the most house for their dollar and don't mind a commute. The typical buyer is a young family or a couple buying their first home — often coming from Austin proper, sometimes relocating from a higher-cost metro. With Seton Medical Center expanding and new commercial development continuing along the I-35 corridor, Kyle is also starting to develop a local employment base that reduces commute dependency.
Buying in Kyle
Here's what makes Kyle one of Austin's most compelling places to buy right now — and what you need to know before making an offer.
Kyle still has builder inventory and land. That means new homes — warranties, modern floor plans, energy efficiency — at prices that have mostly disappeared elsewhere in the metro. Buyers who want a new house without a compromise price often end up in Kyle.
Most buyers focus on the downtown commute. But South Austin — the 78745 and 78748 zip codes with their restaurants, breweries, employers, and vibe — is actually close to Kyle. Buyers who work or play in South Austin will find Kyle's location genuinely convenient.
Kyle is not built out. Land is still available, commercial development is still arriving, and infrastructure is actively being improved. Buyers who arrive in a growing city before it's finished often see the strongest appreciation. That window is still open in Kyle.
