Why Use a Realtor
to Find a Rental?

Most people don't realize that in Texas, a Realtor's services are free to renters — the landlord pays the commission. So there's no reason not to have a licensed agent in your corner.

Looking for a specific downtown building? Browse Sienna at the Thompson floor plans and pricing — a 32-story luxury high-rise at 501 Brazos St with live availability updated monthly.

The Process

Renter's Guide

How renting in Austin works — from search to signed lease.

01

Know Your Budget

Most landlords in Austin require income of 3x monthly rent. If a unit is $2,000/month, you need $6,000/month gross income. Also budget for a security deposit (usually 1–2 months rent) and first/last month upfront.

02

Search & Tour

Austin's rental market moves fast — good units lease in days. Search here for MLS rentals, and contact me immediately when you find something worth seeing. I coordinate showings and get you in quickly.

03

Apply & Negotiate

When you find the right place, I help you submit a strong application. I'll also negotiate on your behalf — whether that's rent, move-in date, pet policy, or lease term. More is negotiable than most renters realize.

04

Review & Sign

Never sign a lease without reading it. I'll walk through the key clauses with you — early termination fees, renewal terms, maintenance responsibilities, and anything else that could affect you during the lease.

Common Questions

Renter FAQ

How much does it cost to rent in Austin right now?
Austin rents have moderated from their 2022 peak. As of early 2025, a 1BR apartment averages $1,500–$2,000/month depending on location. South Congress, East Austin, and the Domain command higher rents; suburbs like Round Rock and Pflugerville run lower.
Is it free to use a Realtor to find a rental?
Yes — in Texas, the landlord or property manager pays the agent commission. Renter representation costs you nothing. There's no reason not to have a licensed agent helping you find and negotiate your rental.
How fast do rentals lease in Austin?
Quality rentals in desirable neighborhoods can lease in 24–72 hours. If you see something you like, move quickly. I can usually coordinate a same-day or next-day showing for active MLS rentals.
What's typically required to rent in Austin?
Most landlords require: income of 2.5–3x monthly rent, a credit check (most want 650+), rental history or references, and sometimes a background check. Application fees are typically $50–$100 per adult.
Can I negotiate rent in Austin?
More than you'd think — especially in the current market where inventory is higher than it was in 2021–2022. Rent, move-in date, lease term, and sometimes even the security deposit can be negotiated, particularly on properties that have been sitting for a few weeks.
What neighborhoods are best for renters?
It depends on your priorities. For walkability and nightlife: East Austin, Travis Heights, South Congress. For value: Pflugerville, Round Rock, 78745. For tech commuters: The Domain, Cedar Park. I can help match neighborhoods to your lifestyle and commute.
