I run a Comparative Market Analysis (CMA) using recent sales of similar homes in your neighborhood — adjusting for size, condition, features, and market trends. I also walk the home in person before we finalize a price. Zillow estimates are a starting point, not the answer.
What does it cost to sell with you?
Seller commissions are negotiated at the time of listing. Photography, marketing, and listing preparation are included in my service — there are no nickel-and-dime add-ons. We'll go over all fees clearly before you sign anything.
How long will it take to sell my home?
It depends on the price, condition, and current market dynamics in your neighborhood. I'll give you an honest estimate based on real data — not a feel-good timeline designed to win your listing.
Should I make repairs before listing?
Sometimes yes, sometimes no — it depends on the cost versus the return. I'll walk your home and tell you exactly what's worth doing and what buyers won't care about. Spending $5K on the wrong thing can be worse than spending nothing.
Do I need to stage my home?
Professional staging can make a significant difference, especially for vacant homes or unusual floor plans. For occupied homes, often some decluttering and furniture rearranging gets the same result. What happens if the appraisal comes in low?
This is where having an experienced agent matters. We can challenge the appraisal with comparable data, negotiate with the buyer, or adjust the terms. A low appraisal doesn't automatically kill a deal — it just requires strategy.
