Membership category and conveyance

Many — but not all — Horseshoe Bay homes convey with country club membership. The category (Premier vs. Cap Rock) determines which courses you can play and at what priority. Premier is the top tier — full access, best tee times, golf, social, racquet, and yacht club. Cap Rock is the entry tier — limited access. Always verify what's conveying and what the transfer fees are.

Hole orientation

"Course frontage" doesn't all command the same price. Backing to a tee box is different from backing to a green is different from backing to a fairway. Tee boxes and greens have more spectator activity and noise on weekends; fairways are quieter. Lot orientation toward play (right vs. left) matters too — you don't want golf balls landing in your pool.

Cart-path proximity

Cart paths run beside fairways. Some homes back directly to a path with golfer foot traffic; others have buffer landscape. The path affects privacy meaningfully and isn't always obvious from listing photos.

Resale comparables

Course-frontage premiums vary by course AND by hole. A premium Apple Rock lot near the 18th green resells very differently than a Ram Rock lot beside the practice range. Generic Horseshoe Bay comps don't capture this. A specialist agent who knows the course-by-hole pricing nuances is critical.

HOA and resort assessments

Some sub-developments inside Horseshoe Bay have additional HOA dues separate from country club dues. Verify both before close — they can add $5K–$15K/year to total carrying cost.
