Mid-century charm meets central Austin value — family-friendly and genuinely hip

Crestview has emerged over the past decade as one of Central Austin's best value stories — a neighborhood of genuine mid-century character that offers more home for the money than adjacent Hyde Park or Rosedale, while sharing many of the same location advantages. The neighborhood sits north of 45th Street between Lamar and Burnet Road, placing it equidistant between downtown Austin and the Domain tech corridor.
The commercial corridors bordering Crestview are some of North Austin's most interesting. Burnet Road to the west has become one of Austin's hippest streets — Epoch Coffee, the Violet Crown Social Club, 24 Diner, and dozens of bars and restaurants that have transformed the strip over the past decade. The neighborhood attracts a mix of young families, professionals in their 30s and 40s, and buyers who want mid-century architecture without the premium of Hyde Park or Rosedale.
Housing prices remain meaningfully below comparable central Austin neighborhoods, making Crestview one of the last areas where buyers can access top AISD schools (Brentwood Elementary, McCallum High School) at entry-level central Austin prices. Buyers who moved in five years ago have seen strong appreciation as the neighborhood's value has become harder to ignore.
Buying in Crestview
Here's what makes Crestview one of Austin's most compelling places to buy right now — and what you need to know before making an offer.
Crestview is priced 15–25% below comparable Hyde Park and Rosedale properties for equivalent school quality, central location, and neighborhood character. Every year, buyers who got priced out of those neighborhoods discover Crestview — which is exactly what has driven its appreciation. The buyers who move now are ahead of the next wave.
Crestview's intact 1950s ranch homes and mid-century modern designs are increasingly scarce in central Austin. As generic townhome development homogenizes more of the city, the premium for authentic mid-century character has grown steadily. These homes are not being built — they're being preserved or torn down. The ones that survive appreciate.
Crestview gives access to Brentwood Elementary (one of AISD's most requested assignments) and McCallum High School's Fine Arts Academy — at price points below what comparable school access costs in adjacent neighborhoods. That school-value combination is the neighborhood's most important structural advantage.
