Why Luke for the Pedernales

The Pedernales is a different market.
It needs a different agent.

Most Austin agents will tell you they "service the Hill Country." Some of them will hand you a Zillow printout, drive you out to a property they've never seen, and try to write a contract on the spot. That works for tract homes in Bee Cave. It does not work along the Pedernales.
