The state of the corridor
The Pedernales River market does not move on the same cycle as urban Austin. Inventory is thinner, days on market are longer, and pricing reflects scarcity rather than absorption velocity. What is true today: active inventory across the developable corridor runs 60 to 120 listings at any given time, median list price for river-frontage homes sits around $925K, median days on market is 90 to 120 days.
Compared to 2022 cycle peak, prices on premium river frontage have held within 10 percent. Off-river inventory in the Johnson City corridor has corrected meaningfully more, down 15 to 25 percent depending on parcel quality. Land prices have been the most volatile, with raw acreage down 20 to 35 percent from peak.
Buyer mix has shifted. The 2021 to 2022 wave of speculative weekend buyers has largely moved on. Today's Pedernales buyer is more deliberate: established Austin families with school-driven priorities, retirees relocating from across Texas, and serious ranch buyers expanding existing operations. The competitive bidding situations of 2021 are essentially gone. Well-priced listings still move, but pricing discipline matters more than it did three years ago.
The forward read favors patient buyers and disciplined sellers. Inventory is unlikely to spike here because development is structurally constrained by topography and water rights. Long-term price floor is supported by Austin growth and the limited substitutes for genuine river-frontage acreage within an hour of downtown Austin.
Submarket Breakdown
The closest stretch to Austin (35 to 45 minutes), Lake Travis ISD coverage, highest concentration of premium river frontage. Most active submarket. Buyer pool is heavily Austin tech and full-time families.
Spicewood-adjacent but with somewhat smaller lot sizes and more subdivision-style development. Lake Travis ISD on most of the corridor. Mix of full-time and weekend buyers.
About an hour west on Highway 290. Larger acreage, lower price points, more rural feel. Blanco County. Buyer pool skews weekend and second-home rather than full-time.
The most rural stretch (90 minutes from Austin), closest to Fredericksburg wine country. Wide price range, from smaller parcels to legacy ranch properties. Gillespie County, Fredericksburg ISD.
