What waterfront means here
Pedernales River frontage is a wide spectrum. Premium frontage means deep, spring-fed water that holds year-round even during late-summer drought, with limestone bluff drama and a usable bank for swimming and dock construction. These properties price at the top of the market, often $2M+ for typical acreage.
Standard frontage is what most listings have: seasonal flow that runs strong in spring and after rain, with shallower pools that may slow to a trickle in late August. Still beautiful, still recreationally usable, but worth meaningfully less per linear foot than premium frontage.
Limited or "frontage in name only" shows up too. Some listings advertise river frontage when the parcel touches the river only at a narrow strip with no usable bank, no swim access, and seasonal flow that disappears entirely. Pricing that gets close to premium frontage on these is a buyer trap.
The diligence is walking the property in late August, not looking at drone footage from April. River level matters most when the water is at its most stressed. Working with a Pedernales-specific specialist means somebody who knows which properties have premium versus standard versus marginal frontage before you make an offer.

Listing photos are from April when the river is at peak flow. The real test is late summer. Walk the property when water is at its most stressed. If the swimming hole is still deep, you have premium frontage.
Most river-frontage parcels have some FEMA-designated floodplain. The question is whether your building envelope sits above it. Pull the floodplain map before you offer, not during option period.
Well capacity, septic age and compliance, and the location of both relative to the river all matter. River setbacks for septic are county-specific. Verify before you offer.
River-frontage parcels sometimes share access easements with neighbors, or have public-access provisions if the river is navigable at that point. Pull the survey, read the deed restrictions.
